A banker’s secret to financial independence

I underwrite loans for a living and built a residential rental portfolio on the side. Here I share how lenders actually judge risk, so you can stress-test your own plan and build toward financial independence with fewer surprises.

The big idea

Think like a lender

Before a bank lends a dollar, someone like me asks three questions. They’re just as useful for your household, your rentals and your side business.

  1. Does the cash flow cover the debt? Not someday, but right now, with room to spare.
  2. What happens when things go wrong? Vacancy, a rate reset, an insurance spike, a lost bonus.
  3. What’s the backstop? Reserves, equity and liquidity that buy you time to fix problems.
